Water Heater Maintenance Guide

Your water heater is one of the most important appliances in your home. Proper maintenance can extend its life and keep it running efficiently.

Annual Flushing

Sediment buildup inside your tank reduces efficiency and can lead to failure. We recommend flushing your water heater annually:

  1. Turn off the power or gas supply
  2. Attach a hose to the drain valve
  3. Run the water until it runs clear
  4. Close the valve and restore power

Check the Pressure Relief Valve

This safety valve should be tested annually to ensure it's working properly. It should release water when pressure gets too high.

Insulate the Tank

An insulated blanket around your water heater tank reduces heat loss and improves efficiency, saving you money on energy bills.

Monitor Temperature

Your water heater should be set to 120 degrees Fahrenheit. Higher temperatures increase energy costs and can cause scalding.

Look for Leaks

Inspect the connections and tank regularly for signs of leaking. Even small leaks can indicate bigger problems.

When to Consider Replacement

Water heaters typically last 8-12 years. If yours is older than 10 years, experiencing frequent problems, or showing signs of rust, replacement may be more economical than repair.
